What do I need to know to build a home in Zachary?

Can I build my own home or do I need a licensed contractor? 
The State of Louisiana has passed Legislation that allows a homeowner to act as their own builder/contractor, under certain provisions.  See the Louisiana State Licensing Board website for requirements. www.lslbc.louisiana.gov

I want to build a new business in Zachary, what do I need to do to get a permit?

How much does a residential permit cost?

How much does a commercial permit cost?  All costs associated permitting a commercial business can be found in the Commercial Plan Review Packet, which can be conveniently downloaded from this site or picked up at the City of Zachary Inspections Department, located at 4650 Main Street. What building procedures do I need to obtain a permit for at my residence?
Fences, accessory buildings- attached or not attached, swimming pools, generators, outdoor kitchens.

What building procedures don’t I need to obtain a permit for at my residence? 
Decks, aluminum patio covers, above ground swimming pools, pre-fab buildings, new roofs.

What is the timeline for obtaining a final home inspection?
Generally, if you call the Inspection Department before 2:00 p.m. you will receive an inspection on the same day.   Any calls received after 2:00 p.m. will be performed the following day.

What flood zone am I in and do I need flood insurance? The City of Zachary’s Planning and Zoning Department handles Floodplain Management such as Flood Zone Determinations, provide information about flood risks, basic information about flood insurance requirements, consult with citizens on flood proofing techniques to reduce flood risk, and emergency preparedness information. What are your office hours?  The Inspections Department is open from 7:00 a.m. to 5:30 p.m. Monday through Thursday.

What codes are enforced by the City of Zachary?  As of January 2023, the codes enforced are the 2021 International Residential Code, 2021 International Building Code, 2021 International Mechanical Code, 2021 International Pluming Code, 2021 International Fuel Gas Code, 2021 International Energy Conservation Code, 2021 Swimming Pools and Spas Code, and the 2020 National Electric Code.For further explanation: http://lsuccc.dps.louisiana.gov/
